Abstract
The overall objective of this research paper is to examine the relationships between farmland financing terms and and their effect on market prices of farmland sales transactions that occurred in Brookings County during the time period January 1978 to December 1987. Specific objectives are: (1) To identify, compare and contrast specific financing terms of contract for deeds, mortgages and equity (cash) financed farmland sales transactions from 1978 - 1987. (2) To determine the number and proportion of farmland sales transactions from 1978 - 1983 that have included reversions to lender or seller (release from deed or repossessions) since the time the transaction was made to the present. (3) To determine the significance and impact of financing terms on farmland sales price from 1978 - 1987 and determine the value of the contract in seller financed sales.
